Confirmation in english needed

I need answers in english to the following questions, please. My wife is an American citizen, I am Danish. We are moving to Flensburg in late april, and would like to stay there permanently. The questions are:

1. As an EU citizen, I am assured of a residence permit, and so is my wife of 21 years, according to what I have read here. My wife, as an American, has automatically a visa-free stay of 90 days when we arrive, this 90-day limit of stay is lifted as soon as we apply for residency.

2. Can we look for and rent an apartment without a residence permit?

Confirmation in english would be very much appreciated.

1) It is lifted as soon, as you take avantage of your right to free movement in EU, since your wife then has a residence right already.
